A pest inspection is for the detection of wood destroying insects, such as borers and termites (white ants).
Regular inspection is a must, because termite damage is not covered by household insurance, and the cost of repairs can be frighteningly high. There are professionals who recommend that a pest inspection report should be provided by a seller to a prospective buyer before signing a contract. So just consider the embarrassment (not to mention the cost) of a prospective buyer commissioning his or her own inspection on your advertised property and finding a termite problem.
Even if you don't live in an area of high termite risk, a regular inspection is the only way to enjoy peace of mind, whether as a buyer or a seller. A pest report will contain information on current and past infestation to a building.
